Place dirty dishes in the dishwasher and begin cycle.

Bag all trash and dispose of in bin outside.

Place dirty towels in washer and begin cycle. (Please do not over load washer)

If you are leaving before 11:00 a.m. and would like, you are welcome to send a quick text to (580)306-5251 and include the cabin name. This allows our amazing cleaning crew a chance to prepare for the next guest.

Insect Warning 

Welcome to the wilderness! Many species live here in the forest. You’ll see deer, squirrels and raccoons just to name a few. Not all creatures however are so adorable. Ticks and chiggers are just a couple of examples of not so friendly visitors. These small often microscopic parasites leave red, itchy paths and can even cause allergic reactions and in some cases, serious illness. Many times the bites left behind by ticks and chiggers are confused with bed bug bites. Rest assured your cabin is routinely inspected and we maintain a regular pest control schedule. If you are hiking or active in any wooded area during your stay, it’s a good idea to wear an insect repellant. 

If wasps are inside the cabin, turn the fireplace off as the heat from the fireplace brings them inside. They go dormant if the cabin temperature is cooler. PLEASE do not spray the windows with wasp spray. WASP are a pesky part of nature and we have no control over them. They are an uninvited pest! If you see a nest, let us know and we will get it removed. If you do not find a nest, they are searching for a warm place to stay until warmer weather.

Hidden Hills Cabin Company, established in 2003, is owned and operated by the McDaniel Family. Our cabins are located just minutes from the area’s biggest attractions such as Broken Bow Lake, Beavers Bend State Park, and the Mountain Fork River. Our cabins were built and furnished with your pleasure and comfort in mind! Hochatown offers many restaurants, bars, and shops to explore. For good food and fun visit Mt Fork Brewery for brick oven pizza, amazing salads and sandwiches, mouth watering burgers and award-winning craft beer brewed on site. Visit the gift shop for one-of-a-kind t-shirts, games and souvenirs. Don’t miss Okie Girls Ice Cream and Coffee for a sweet treat or pick-me-up, take a tour of Hochatown Distilling Company or relax on the patio at The Knotted Rope while enjoying one of their exquisite wines.

Firewood and Campfires

Firewood and s’mores bundles may be purchased at the time of booking. Additions made

during your stay may not be guaranteed for same-day delivery. Refunds cannot be given fr unused firewood. Please note that it is against the law to leave campfires unattended. During times high ire danger we will notify guests by signage inside of the cabin of outside fire bans imposed by the State of Oklahoma. Pre-purchased Firewood/s’mores bundles will be refunded during state-ordered burn ban.

Quiet Hours

Quiet hours are 11:00pm-7:00am. Shooting guns, fireworks, or other explosives are not allowed on any of the cabin properties. Loud music is prohibited at all times. Noise complaints will be handled by local law enforcement. Penalties/fines/eviction without refund may occur.

RV Parking and Tent Camping

RVand family tent camping are not allowed on the cabin properties

Wildlife Encounters

Due to the location of our cabins in forested areas, there is a chance guests will encounter some type of wildlife, insects, or stray animals. Each property is professionally treated on a scheduled basis for interior pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin nor permit them to enter the cabin. Do not allow children to play with, pet, or feed stray animals. We are not responsible for any wildlife or animal encounters of any kind.

Liability

All outdoor activities involve certain inherent risk of injury up to and including death.

Every effort will be made to secure and make safe all facilities under our management. It is expressly understood and agreed the neither the owner, nor the management company of said premises, shall be liable for any damages or injury to guest, guest friends, or families, or to any of their property from whatever cause arising from the occupancy or us of the premesis by guest and their family and guests.

Refrigerators

After stocking an empty refrigerator, it takes 24 hours for it to reach its maximum

temperature.

Do NOT turn the thermostat all the way up, it will cause the refrigerator to freeze up and will not work properly. If the freezer is working, the refrigerator is working as well. If you fill it full of food, it will take the 24 hours to recover from the temperature change and may not appear to be working. Keeping the door closed will help it catch up and reach optimum cooling temperature

Hot Tubs

This cabin has provided a hot tub to enhance your cabin experience. If your hot tub was

cleaned today, it will take several hours to reach its temperature setting. Pushing the buttons again and again will not cause it to heat or cool any faster. Pressing these buttons in a certain combinations change the settings/ filtration/ cycles/modes/ etc….Changes in these settings can cause the hot tub to overheat or to trip the breaker. Also If the mode setting gets changed it will cause your hot tub to not run at all.

If any of these things happen and we have to make a trip to reset the hot tub, there will be

a $25.00 service fee on your account.

Internet/Satellite Service

Although our properties do have internet/WiFi and Satellite/ Cable services, Hidden Hills is not responsible for internet or satellite/ cable service at any cabin. Services are provided as a convenience only and is not integral to the lease. No refund of rents shall be give for outages, content, lack of content, speeds, access problems, lack of knowledge of use, or personal preferences with regard to services.

Damages/Missing Items

Damaged or missing items will be charged to your credit card upon your departure, All cabins are inspected and inventoried prior to your arrival and immediately following departure.

Please do not rearrange the furniture in your cabin. Doing so may result in damages. An additional $100.00 charge will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found of property, stained linens or furniture, furniture rearranged, etc.). Items broken or missing from the cabin will be charged to your credit card accordingly. Notify the office immediately upon discovery of damaged/ missing items.

Amenities

This cabin is privately owned, and the amenities are provided by the owner of the cabin.

Sometimes things get broken or changed without our knowledge. The amenities list is subject to change anytime at the discretion of the cabin owner.

Electrical Issues/Breakers Tripped

If you notice the lights in a bathroom or any specific area in the cabin are not working, however all other lights in cabin are working properly, a GIl switch most likely needs to be reset.

On a normal electrical outlet there are 2 small buttons between the plugs. Often, simply pressing the Reset button will solve the issue.

Small Appliances

Cabin owners will add small appliances at their discretion. We keep a supply of small

appliances that can be replaced for you, however large appliances are not kept on hand.

Depending on the company policy of the appliance called about, we will do our best to get someone to come fix it.

Items Left at Gabins

Please double check for any belongings you may have forgotten inside the cabin. In the event that something is left behind, we will be more than happy to ship it to you, however there is a $25.00 fee. Frearms can NOT be shipped.

Locked Closets

You may notice there are locked closets or cabinets in the cabin. The locked closets are

for the owners private use. Please be respectful of the owners privacy and do not try to break into these doors. A $500.00 fee will be applied if the locks are tampered with.

Hot Tubs

Please supervise children at all times around the hot tub. No diapers, glass, soaps, creams, oils, bubbles, lotion, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for covers is $400.00. Do not allow anyone to sit or stand on the covers.

Firewood:
Do not take firewood from another cabin. If you wish to purchase firewood, please call for pricing and delivery. 

Fireplaces:
Indoor fireplaces are turned off from May 1st – October 1st. 

Pollen Season 

Pollen season in southeast Oklahoma can look like sheets of yellow-colored rain falling. 

This yellow film of pollen is blown off of the porches prior to your arrival. However, it only takes 10 to 20 minutes for the pollen to cover all your porches and decks again. 

We know this is an inconvenience, and if we could control it we would. 

Once again, our apologies for the inconvenience. 

Hidden Hills Check Out Procedures

Please do not leave trash in your cabin, and remove all food from the refrigerator. Shut and lock all windows and doors. Please start a load of towels in washer and put all dirty dishes in dishwasher and start it as well.

Pet Policy

Some of our cabins are considered pet friendly. A non refundable $20.00-$35.00 pet fee per night will apply on all reservations which allow pets. Please bathe, brush, and treat for fleas before your stay. Pets are not allowed to be on the beds, furniture, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets and they may not behave the way they usually do at home. Excessive pet hair, urine, or stains will result in an additional $ 100.00 cleaning charge to be processed on your credit card upon your departure. Scratch marks or any other pet damage will be repaired and the cost will be processed on your credit card. Failure to comply with a cabins “No Pets” policy will result in a charge of an additional $200.00 per rental night and envision without refund.

Smoking Policy

All cabins are non-smoking caching. If the cabin smells of smoke or there is any evidence

of smoking inside the cabin, an additional cleaning fee of $200.00 per rental night will be processed on your credit card. An additional fee of $100.00 will be charged for littering the rounds with cigarette butts. Please dispose of them properly.

Overcrowding/Noise/Parties

Overcrowding, violating quiet hour, and disruptive parties are not allowed. Violation of

these policies subject property guest to immediate eviction from property without refund.

Grills

If your cabin has a charcoal grill do not allow charcoal to fall ion the wooden deck. Hot charcoals will cause fire or other damage to the deck areas. Charcoal is no provided but can be purchased through Hidden Hills or at the local convenience stores. DO NOT wmpty the hot coals into the trash bin or wooded areas. DO NOT use wood to build a fire in the grill.

Housekeeping is not provided during your stay. Guests are responsible for cleaning during their stay. Cabins left excessively dirty will be charged an additional cleaning fee up to $250.00. Vomit is an AUTOMATIC $100.00 FEE.

Please remember that this is a privately owned cabin. Please treat it as you would want someone to treat your home. Damage must be repaired and will be billed to the card on file.
